Before you buy an apartment, read the building's own record.

Listings tell you what a seller wants. The City tells you what actually happened: every transfer recorded against the building since 2003, what it was filed at, how the building is classified, how large it is, when it was built and last altered, and what the Department of Finance assesses it at. All of it is public. None of it is anywhere a buyer can read it.

What is on a building page

Every recorded transfer

Deeds for condominium apartments and whole buildings, and Real Property Transfer Tax returns for co-operative apartments, which have no deed. The consideration exactly as filed, the date it was recorded, the unit designation, and the instrument named.

The lot, drawn

Lot area, building area, storeys, floor area ratio already built against the residential floor area ratio the zoning district permits, drawn as a section through the lot rather than described in prose.

Classification and assessment

The Department of Finance building class in the agency's own words, the year built and the last alteration on file, the assessed land and total value, and the exempt value.

What is deliberately absent

No owner names. No estimate of what anything is worth. No verdict on whether a building or a price is good. This site reports; it does not appraise.

Where every figure comes from

Each page names its datasets and the date they were retrieved. Anything that could not be sourced is left blank rather than filled in.

How it is paid for

Flat-fee advertising, disclosed and labelled. No commission, no referral fee, nothing tied to a transaction closing.

A high count usually means a large condominium where every apartment is a separate recorded transaction. It is a fact about the record, not about the building.

One address, nothing else. Every issue carries an unsubscribe link, and the address is not passed to an advertiser. Privacy
