About this site

A reference publication about New York City apartment buildings, assembled from the City's own files. It has no listings, no valuations and no opinions about what anything is worth.

What this is

Apartments For Sale NYC publishes the public record of 27,122 New York City buildings that carry 20 or more residential units. For each one it prints what the City has recorded: every transfer filed against the lot since 2003 with the consideration as filed, the building classification, the size of the lot and the building, the year built and the last alteration on file, the assessed values, and the zoning district.

All of it is published by the City of New York and all of it is free to obtain. None of it is assembled anywhere a person about to spend a large amount of money can read it in one place.

Why it does not exist already

The listings industry is organised around what is for sale now. Its data comes from brokerages and its business model depends on them, so a listing page describes the apartment and stops at the front door of the building. The building's own history sits in three separate City systems with different keys, one of which requires a crosswalk most people have never heard of to use at all.

Assembling it needs no licence, no membership of a listings service and no relationship with any brokerage, which is exactly why it can be done independently and published in full.

Who it is for

  • A buyer about to make an offer, who wants to know what else in the building has sold and for what.
  • An owner working out what the record says about their own building.
  • A board member, managing agent or lawyer who needs the lot record and the transfer history without a subscription.
  • A reporter or researcher who needs the underlying files joined correctly.

What it is not

  • Not a broker. This publication is not a licensed real estate broker or salesperson, does not represent buyers or sellers, and takes no commission, referral fee or any other payment tied to a transaction.
  • Not an appraisal. No page here estimates what a building or an apartment is worth, and no page says a price is high or low, good or bad.
  • Not a listings portal. Nothing on this site is for sale and nothing on it is an offer.
  • Not a title search. The record here is a compilation of published files. It is not a title report and must not be relied on as one.
  • Not a screening tool. The terms prohibit using this material to screen tenants, employees or borrowers.

The rules the pages are written under

  • Every figure is a row in a named dataset. Nothing is modelled, estimated or written from memory. Where a value cannot be sourced the field is left blank.
  • No owner names. PLUTO records the owner of every lot, and for smaller residential buildings that is usually a private individual. This site does not download that field. See privacy.
  • Agency vocabulary, then translation. A building class is printed with the Department of Finance's own description, then explained.
  • No verdicts. The site reports what was filed. It does not tell you whether it was a good deal.
  • Gaps are stated on the page. A building with no recorded transfers says so, and says why that is normal.

How it is produced

The pipelines, the pages and the guides on this site are produced with substantial use of AI working over the City's published files. Readers are entitled to know that rather than to infer it.

What it changes: a record of this size can be compiled, joined correctly and refreshed at a cost that makes publishing it free possible at all. What it does not change: every figure still traces to a named dataset with a retrieval date printed on the page, the joins are checked against an independent City file, and errors are logged in public when found.
